Senior Housing Team

  • Richard Swartz

    Richard Swartz is a Vice Chairman in the Boston office and heads a fourteen-person team of Capital Markets specialists dedicated to the Senior Housing Sector.  Mr. Swartz joined the Company in 2003 and is responsible for originating, structuring and executing senior housing investment sales, equity investments, debt financings, and note sales.  In 2007 he opened the firm’s Boston office and in 2011 initiated the firm’s Senior Housing Capital Markets Group.

    Prior to Cushman & Wakefield, from 1998 to 2003, Mr. Swartz was a Managing Director at APC Realty Advisors where he headed up all equity and debt placement activities nationally and was directly involved in over $3 billion in debt and equity transactions. Prior to APC, Mr. Swartz was involved in the structuring and underwriting of mezzanine investments at Lazard Freres and subsequently Capital Trust.  Previously to these activities, he spent seventeen years as a pension fund advisor, including eight at TCW Realty Advisors, where he executed various equity, joint venture and debt investment vehicles.

    Mr. Swartz has a Bachelor’s Degree in Political Science from Cornell University and a Master’s in Business Administration from the Wharton School of the University of Pennsylvania.  He is a member of the United Land Institute and the American Senior Housing Association.

  • Jay Wagner

    Jay Wagner is a Vice Chairman and co-head of Cushman & Wakefield’s Senior Housing Capital Markets Group.  Mr. Wagner joined the company in 2007 and is responsible for Senior Housing related Capital Markets activities including investment sales, equity investments, and debt financings.

    Prior to Cushman & Wakefield, Mr. Wagner served as a Vice President at Boston-based Pappas Enterprises, Inc., a commercial and residential developer, where he was responsible for acquisitions as well as all corporate and real estate related financing activities.  Prior to Pappas, he served as a Director with CIBC World Markets’ New York based Structured Finance and Leveraged Finance teams, where he worked in an advisory capacity helping to develop capital markets strategies with the firm’s large corporate and public sector clients in North America, Europe and Asia.  Over his career Jay has been directly involved in over 300 real estate and infrastructure transactions, representing over $17.5 billion of investments/financings.

    Mr. Wagner holds a Bachelor’s degree in Economics from Columbia University.  He is a member of the Urban Land Institute where he sits on the Lifestyle Residential Development Council (+55) and is a Rising Leader with the American Senior Housing Association.  Mr. Wagner serves on the Finance Committee as a Trustee for Hebrew Senior Life, the third largest non-profit system in Massachusetts.

  • Tim Hosmer

    Tim Hosmer is a Senior Director of Cushman & Wakefield’s Senior Housing Capital Markets Group within the Equity, Debt & Structured Finance team.  He is responsible for structuring and placing LP and GP equity, senior and subordinate debt, as well as investment sales nationally.  Mr. Hosmer joined the team in 2013, and has since been involved in greater than $3.5 billion in transactions.

    Prior to Cushman & Wakefield, Tim was a Portfolio Manager for Stonehenge Investments for four years.  While there, Tim managed all aspects of acquisitions and asset management for the twelve property portfolio, including several opportunistic acquisitions, multiple ground-up developments and numerous large capital projects.  Additionally, he interned at Palatine Capital Partners during business school.

    Mr. Hosmer also founded the Surfing Warriors Beach House, a platform to provide returning injured military veterans with free vacation stays at beach houses in order to ease their transition back from battle.

    Mr. Hosmer holds a Bachelor’s of Science degree in Mechanical Engineering from Trinity College and a Masters of Business Administration degree from Cornell University.  He is a member of the United Land Institute and the Cornell Real Estate Council.

  • Sam Dylag

    Sam Dylag is a Director in the Cushman and Wakefield National Senior Housing Group having joined the group as an Associate in 2016, and is based out of Boston, MA.  He is responsible for marketing East Coast deals, completing over $2B in total transaction volume with the team.

    Sam previously worked as a Senior Financial Analyst at CBRE in their Boston multifamily group.  During his tenure, Sam arranged and executed over $1.2B in Debt and Equity transactions primarily in the multifamily and condominium sectors.  Sam graduated from Connecticut College with a B.S. in Economics and a B.A. in German Studies.

  • Jack Griffin

    Jack Griffin is an Associate in the Cushman and Wakefield National Senior Housing Group having joined the group as an Analyst in June 2018, and is based out of San Diego, CA.  He is responsible for underwriting and marketing West Coast deals, having helped complete over $750M worth of investment sales, and debt and equity placement of senior housing assets nationwide.

    Jack graduated magna cum laude from the University of Massachusetts Amherst in 2018, majoring in Finance and minoring in Spanish and Music.  He studied real estate finance during his time at Umass, as well as interned at brokerage shops in the Boston area during his summer breaks.
