Cushman & Wakefield is pleased to present this Request for Proposals (“RFP”) on behalf of the Austin Independent School District (“AISD”). AISD seeks to develop the surplus land adjacent to Bedichek Middle School (“Bedichek Site,” “Site”), into a new mixed income residential community, or other compatible use (“Project”). AISD is bringing this opportunity to the market to identify a best-in-class development partner capable of delivering an exceptional development adjacent to ongoing AISD use at Bedichek Middle School. While the District anticipates that a mixed income residential development may represent the highest and best use of the Site, the District encourages respondents to propose alternative or complementary uses that are compatible with the adjacent school operations and that meet the District’s affordability requirements, as further described herein. The District encourages creative, market-driven solutions that incorporate national best practices in design, construction, sustainability, and placemaking, while creating enduring value for the Property. The District’s vision is for the development to become a landmark community—one that residents, neighbors, and stakeholders alike will recognize as a model of quality and a source of community pride.
