The site sits inside the second largest medical district in the United States, within walking distance of the Culmer Metrorail station and minutes from the Dolphin Expressway (SR 836), Interstate-95, Downtown Miami and Brickell.
The offering is a ±12,500 square foot parcel zoned T6-8-O carrying an approved eight-story, 63-unit development program under City of Miami Warrant PZ-23-17421 together with three waivers, approved with conditions. The approved plan delivers ±34,673 leasable square feet at a ±550 square foot average unit, and the architecture and engineering behind it are complete and approved. A buyer acquires the discretionary land use work already finished rather than underwriting an entitlement process from the beginning, removing an estimated 12 to 18 months of entitlement time from the development schedule.
The investment case rests on location and scarcity. The Health District supports one of South Florida’s densest employment concentrations, anchored by Jackson Memorial Hospital, the University of Miami Health System and the Miller School of Medicine. That workforce supports durable, institutionally anchored rental demand across a broad income range, and consolidated infill parcels inside the district itself reach the market infrequently.
Additional upside has been studied under Florida’s Live Local Act through a 71-unit optimized configuration within the same approved floor area. That configuration is an illustrative scenario only and is not the approved program.
