Property Highlights
- A rare mid-market trade in Pueblo West. Mid market to Institutional-size deals in the submarket are uncommon, and mid-market multifamily trades there have been scarce over the past couple of years. Closing one signals that buyers are looking at Pueblo West.
- Over 15 acres. The site is much larger than a typical apartment property, which is the main thing that sets this deal apart.
- Upside from the vacant building. It could become storage, additional units, or a repositioned asset. The excess land could be developed or sold off as a separate parcel. That gave the buyer several ways to create value.
- A buyer committing capital. Significant planned renovations mean new investment in the property and its residents, not just a change of ownership.
