About Progresso Place
Progresso Place is an approved 139-unit development opportunity on ten contiguous tax folios in Fort Lauderdale’s Progresso Village. The ±1.32-acre through-block assemblage fronts NW 2nd and NW 3rd Avenues between NW 8th and NW 9th Streets.
Progresso Place sits immediately adjacent to Flagler Village, one of Fort Lauderdale’s most active and rapidly growing urban neighborhoods. Downtown Fort Lauderdale DDA reports that Flagler Village’s population increased 44% over four years and that the neighborhood has the city’s highest concentration of residents per square mile. Its restaurants, fitness concepts, entertainment, art venues, and daily services give future residents an established amenity base beyond the Property.
Downtown Fort Lauderdale has more than 26,600 residents, over 6,000 businesses, and approximately 68,000 employees. The DDA reports about 3,200 jobs added in the latest reported year, with finance and technology employment each increasing 7%. The site’s NW 2nd Avenue frontage connects directly toward Downtown and the Brightline station. Nearby FAT Village is planned by Hines with 600 multifamily units, 73,000 square feet of food, beverage, shopping, entertainment, arts and gallery space, and 176,000 square feet of office space.
The approved Studio Y plan establishes a defined development base: 139 residences in two wings over a three-level podium, eight stories and 82 feet 2 inches, 233,028 gross square feet excluding balconies, 101,613 net rentable square feet, a 731-square-foot average unit size, and 188 parking spaces. Florida’s Live Local framework creates a separate path to evaluate a larger alternative program through statutory density, floor area ratio, height, and parking provisions in exchange for at least 40 affordable rental units for at least 30 years. Any expanded concept remains subject to a new design, statutory qualification, site constraints, and City administrative review. The approved 139-unit plan is the executable base; Live Local is strategic optionality, not an already-approved expansion.
